STAGING FAQ'S...
Why
should I have my home professionally staged?
According to recent studies, homes that have been
professionally staged generally sell in half the time and
for an average of 6-10% more than unstaged homes. When you
put your home on the market it faces some very stiff
competition. Here in the
Sandhills of North Carolina we have seen the market get only
more competitive in recent months.
At Staging
The Sandhills we strive to ensure that your home stands out
from the competition, sells in the shortest amount of time,
and sells for the most money.
Don’t
most buyers have the imagination to see beyond the
surroundings?
Unfortunately, no. Studies have shown that only about 10% of
home buyers have the ability to see beyond the decorating
schemes and personal items in a home. They just cannot
visualize themselves living in such a home. Remember, most
first impressions are made within the first 15 seconds. Once
lost there is no getting it back. At Staging The Sandhills
we want that first impression to be “WOW”!
Why
should I spend money on a home when I am selling it?
Don’t
think of home staging as an expense, think of it as an
investment. A professionally staged home will result in
increased sales price. Staging The Sandhills will work with
homeowners in the central North Carolina area to transform
your home for a quick and profitable sale. Statistics have
shown an average 200% return on the staging investment,
Staging can actually make you money!
Is Home
Staging tax deductible?
In many
situations Home Staging can be tax deductible because the
fees for home staging services can be considered an
advertising expense. (See IRS Publication 523) This will
influence a seller's capitol gain or loss when the property
sells. Please contact your accountant to discuss how to
deduct your home staging expenses.
Can’t I
stage my own home?
In most
cases the answer to this question is no. Quite simply your
house is your home. Most homeowners are so comfortable in
their homes, and in their decorating choices, that they are
unable to perceive that their choices will probably not
appeal to a wide audience. Simply put, there is such an
emotional attachment that most sellers will be simply unable
to see the flaws and shortcomings in their surroundings. At
Staging The Sandhills we will come in with trained,
critical, “buyer’s” eyes that will enable us to determine
what changes will need to be made to appeal to the widest
possible audience.
